Welspun Group Chairman BK Goenka has purchased a penthouse in Oberoi Realty’s luxury Three Sixty West development in Worli, Mumbai. This is the second largest transaction of 2023.
The penthouse that Welspun Chairman Goneka bought is worth $230 crores, Hindustan Times reported. It is on the 63rd floor of Tower B and is spread over a carpeted area of 29,885 square feet. The penthouse includes a terrace area of 4,815 square feet, an additional area of 411 square feet and an over-the-counter plot of 13,0951 square feet, according to registration documents seen by zapkey.com, Hindustan Times reported.
It comes with 14 parking spaces. The buyer has paid a stamp duty of $13.83 crores for the transaction.
The sale was registered on February 8 between Oasis Realty through its partners Skylark Buildcon Pvt Ltd and Oberoi Constructions Ltd with Kutch, Gujarat-based textile company Taxreal Pvt Ltd through its authorized signatory Mukulraj Raghoti. Taxreal directors are also directors in various Welspun Group companies.
This deal comes at a time when Dmart owner Radhakishan Damani, his immediate family and close associates purchased 28 units in the Three Sixty West luxury development from Oberoi Realty for a whopping $1,238 crores.
The mixed-use development, Three Sixty West, consists of two towers, one housing the Ritz-Carlton hotel and the other luxury residences managed by Ritz-Carlton. Oberoi Realty has also reportedly bought 63 apartments in the Sahana Group project for more than INR 3,400 crore as part of a purchase deal.
In 2020, Oberoi Realty acquired Sahana Group’s interest in the hotel project through its subsidiary Evenstar Hotels. The acquisition was made for an amount of $1040 crores and involved the acquisition of 50% rights in the 221-room luxury hotel property.
In the Union budget for 2023, a ceiling of $Rs 10 crore was imposed on reinvestment of capital gains from long-term assets. including property.
